About Charleston Roofs and Windows, the Charleston Roofer Locals Have Trusted Since 2012
Charleston Roofs and Windows is a locally owned roofing, window, siding and gutter company that has worked on Lowcountry homes since January 2012.
Our office is in Ladson, about 16 miles up I-26 from downtown, and our crews are on Charleston roofs every week, from South of Broad to Wagener Terrace.
Most of our work in Charleston is everyday roofing. A leak shows up over a bedroom ceiling, a few shingles blow off in a summer storm, or a 20-year-old roof starts dropping granules into the gutters.
We trace the leak from the attic and the roof, quote a repair when a repair will do, and quote a replacement only when the roof is truly done.
When a roof needs to come off, our crews tear it down to the deck, replace rotten decking, and install a complete Atlas Signature Select roofing system.
Most Charleston replacements finish in one day. A W2 project manager, an employee and not a subcontractor foreman, checks the work and walks the finished roof with you.
The other half of our work is storm roofing. Charleston sits in the path of tropical systems almost every year, and wind, hail and hurricane gusts lift shingles, tear ridge caps and punch holes through decking.
Our team tarps open roofs fast, finds the damage you can't see from the ground, and restores the roof, windows, siding and gutters under one project manager.
"We discovered a leak (rain dripping from a can light) and called Chas Roofs & Windows. They responded immediately, as hurricane Helene was on its way. Grady Brown discovered the leak quickly, he climbed on the roof and then patched it - all in the same call!"

The Truth About Hiring a Roofing Company in Charleston (And How Charleston Roofs and Windows Fixes It)
Hiring a roofer in Charleston is harder than it should be, and most homeowners find that out after the first two calls.
One company never shows. Another quotes a full replacement without climbing a ladder. After a storm like Debby or Helene, out-of-town crews knock on doors and are gone before the warranty matters.
The Problems Charleston Homeowners Run Into
"We called 3 roofing companies to come out and take a look at a leak in our roof in our new house. Charleston roofs + windows was the only one that came at the scheduled time."
Avery L., 5 stars, Yelp (read this review on Yelp)Roofers Who Quote Before They Look
A leak over a Charleston kitchen can start at a chimney, a ridge vent or a pipe boot 10 feet away. A roofer who quotes from the driveway is guessing, and guesses usually come back as full replacements.
How Charleston Roofs and Windows Solves It
Our inspection managers check the attic first and the roof second, then photograph the exact entry point. You see what we see before you pay for anything.
"The first company came to my house and without stepping one foot on my roof, told me I needed a whole roof repair in the amount of 6,500.00 dollars. Michael from Charleston Roof came out. He walk my roof and took pictures of the areas that needed attention. He told me my roof was still in good shape for its age."
Melissa J., 5 stars, Yelp (read this review on Yelp)Jobs Handed Off to Crews Nobody Supervises
Many roofing companies sell the job, then hand it to a subcontractor crew and check in by phone. That handoff is where cleanup gets skipped and small misses become leaks.
How Charleston Roofs and Windows Solves It
A W2 project manager runs every Charleston Roofs and Windows job. He's on site, he checks the work as it goes in, and he does a final walkaround with you before the job is closed.
● The Final Walkaround Standard
Every job ends with your project manager walking the finished work with you, answering questions, and confirming the yard and driveway are clear.
"Luis, our project manager went above and beyond to make sure we understood every step of the process. I really appreciated how he took pictures and did a final quality check after the work was done."
Aaron Johnson, 5 stars, Google (read this review on Google)Storm Chasers After Every Hurricane
After Hurricane Helene in September 2024, gusts hit 67 mph at the Charleston tide gauge and 63 mph at the airport. Every storm like that brings door-knockers with out-of-state plates and no local office.
How Charleston Roofs and Windows Solves It
Charleston Roofs and Windows has worked in the Lowcountry since 2012 from a permanent office in Ladson, with 680 Google reviews you can read today. We'll be here for the next storm, and so will your warranty.

How Charleston Weather Wears Down Your Roof, and How Charleston Roofs and Windows Builds Against It
Charleston weather is the single biggest reason roofs here fail early. The city averages 52.5 inches of rain a year, July highs average 90.1 F, and tidal water surrounds the peninsula on three sides.
Heat bakes shingles, humidity feeds algae, and salt air corrodes fasteners and flashing. Then a tropical storm tests everything at once.
Recent Storms That Hit Charleston Roofs
| Date | Storm | What Charleston Saw |

| Jul 11, 2026 | Severe thunderstorm | 59 mph gust measured at Charleston International Airport |
| Jun 14, 2026 | Severe thunderstorm warnings | Gusts up to 60 mph forecast with damage to roofs and siding |

What Each Charleston Weather Threat Does to a Roof

-
Wind and Hurricane Gusts
Wind lifts shingle edges, breaks the seal strips, and peels ridge caps first. The City of Charleston designs to a 150 mph wind speed under the 2021 South Carolina codes, which is why the right nailing and underlayment matter here. -
Heavy Rain and Flooding
Debby dropped close to 19 inches on parts of the metro in four days. Water that sits behind a clogged gutter or a failed valley finds every weak spot in the decking. -
Salt Air and Humidity
Salt air corrodes exposed fasteners and metal flashing, and steady humidity feeds the algae that streaks shingles black. Atlas Scotchgard Protector shingles are built to resist those streaks.
How Charleston Roofs and Windows Builds Roofs for This Climate
- Wind-rated installs. Correct nail patterns and sealed starter and ridge courses.
- Code-compliant underlayment. Wind-design underlayment that meets the 2021 IRC as adopted in South Carolina.
- Algae-resistant shingles. Atlas Scotchgard Protector shingles on Atlas Signature Select systems.
- Coastal metal choices. Material and fastener choices matched to salt exposure near the water.
- Fast storm response. Same-day tarping when a storm opens your roof.
Roofing Historic Charleston Homes: Permits, the BAR and What Charleston Roofs and Windows Checks First
Roofing in Charleston comes with rules most other Lowcountry towns don't have.
The City of Charleston created the Board of Architectural Review (BAR) in 1931 with the first preservation ordinance in the United States, and the Old and Historic District was the first historic district protected by local law in the country.
The City of Charleston Re-Roof Permit
- A permit is required. Residential re-roofing is filed with the city as a roofing permit for single-family and duplex homes.
- Shingles must meet Type H unless otherwise specified, a high wind resistance rating.
- A final inspection is required before the job is closed out.
- Jobs over $5,000 must be filed with the Charleston County Register of Deeds.
- Metal and elastomeric roofs need the manufacturer's specifications with the application.
The BAR Roofing Policy for Historic Roofs
The BAR adopted its roofing policy on December 10, 2014 for the Old and Historic and Old City districts. If your home sits in one of those districts, these rules shape what can go on your roof.
What the BAR Expects
- Repair first. Historic roofs should be repaired rather than replaced wherever possible.
- Replace in kind. A historic roof that's beyond repair is replaced with the same material.
- Hand-crimped standing seam. Modern snap-lock and commercial-grade metal roofs are not approved on historic structures.
- Terne is the historic original. Staff may approve aluminum or coated copper in kind when terne isn't available.
- Synthetic slate and tile are generally not appropriate on historic roofs.
How Charleston Roofs and Windows Handles It
Before you pick a material, your Charleston Roofs and Windows inspection manager confirms whether your address sits in a BAR district and what the existing roof is made of. That answer decides whether you're looking at a repair, an in-kind replacement or a full range of options.
Charleston Homes by Age and What It Means for the Roof
Charleston housing spans three centuries. About 10 percent of homes in the city were built before 1940, while more than 40 percent went up after 2000, so the right roof depends heavily on when and where the house was built.

Frequently Asked Questions About Roofing in Charleston, SC
These are the questions Charleston homeowners ask Charleston Roofs and Windows most often.
Asphalt shingle roofs run about $400-$700+ per square in Charleston, or about $11,500-$17,000+ for a typical 1,800 to 2,200 sq ft home. Metal runs $1,000-$1,800+ per square. Charleston Roofs and Windows gives you a written price after a free inspection.
Yes. The City of Charleston requires a re-roofing permit and a final inspection, and jobs over $5,000 must be filed with the Charleston County Register of Deeds. Charleston Roofs and Windows confirms the permit as part of scheduling.
If your home is in the Old and Historic, Old City or another BAR district and the roof is visible from the street, the BAR or its staff reviews the work. In-kind repairs and replacements are usually handled at the staff level.
Often yes, if it matches the historic roof. The BAR requires traditional hand-crimped standing seam on historic structures and does not approve modern snap-lock or commercial-grade metal roofs.
For most homes outside the historic districts, wind-rated architectural shingles with algae resistance give the best value. Standing seam metal suits raised and island homes with heavy wind and salt exposure. Historic roofs are usually replaced in kind.
Charleston's heat, humidity and storms shorten roof life compared with milder climates. Charleston Roofs and Windows recommends a free inspection once a roof passes 15 years and after any named storm.
Most residential roof replacements by Charleston Roofs and Windows finish in one day, with the crew arriving around 7 a.m. Larger, steeper or historic roofs can take longer.
Atlantic hurricane season runs June 1 through November 30. The best time for a roof inspection is in the spring before the season starts, and again after any storm with strong gusts.
Yes. Charleston Roofs and Windows serves 19 communities around Charleston, including West Ashley, James Island, Mount Pleasant, Daniel Island, Folly Beach, Isle of Palms and Summerville.
