Roofing Company in Daniel Island, SC That Does Roof Inspections, Roof Repairs, Roof Replacements, Siding, Windows and Gutters

Charleston Roofs and Windows Gets Daniel Island Roofs Through the ARB , Through Hurricane Season and Done Right the First Time

Charleston Roofs and Windows repairs and replaces roofs on Daniel Island homes, and we build every job around the island’s Architectural Review Board rules from day one. That means the right shingle weight, the right metal on low slopes and a material list the ARB has already seen.

Daniel Island homes were built from 1996 on, and many of the first ones in Codner’s Ferry Park and Smythe Park are due for their first roof replacement. One locally owned team, one W2 project manager and one final walkaround cover the roof, windows, siding and gutters.

About Us

About Charleston Roofs and Windows on Daniel Island

Charleston Roofs and Windows is a locally owned roofing, window, siding and gutter company that has worked on Lowcountry homes since January 2012, and our crews are on Daniel Island every week.

We're part of the same team that serves as the roofing company in Charleston for the peninsula, West Ashley and the islands. Daniel Island sits inside the City of Charleston, so the same city permit rules apply here.

Our office is in Ladson, about 18 miles away by I-26 and I-526, and Daniel Island is roughly 9 miles from downtown Charleston. That puts our inspectors and crews on your street fast when a leak shows up.

Everyday Roofing on Daniel Island

Most Daniel Island calls are everyday roofing. A pipe boot cracks over a bonus room, a valley starts leaking at a dormer, or a 20-plus year old shingle roof starts dropping granules into the gutters.

We trace the leak from the attic and the roof, quote a repair when a repair will do, and recommend a replacement only when the roof is truly finished. When it is, most replacements are done in one day.

"CRW installed our roof a number of years ago, we recently had a small leak. Eric came out, quickly found the problem and corrected it all in the same visit."

Storm Roofing on Daniel Island

The other half of our island work is storm roofing. Wind off the Wando and Cooper rivers lifts shingle edges and ridge caps, and tropical systems like Debby and Helene drop limbs and test every seal on the roof.

Our team tarps open roofs fast, documents what we find with photos, and restores the roof, windows, siding and gutters under one project manager.

Hiring a Roofer

The Truth About Hiring a Roofer on Daniel Island (And How Charleston Roofs and Windows Handles It)

Hiring a roofer on Daniel Island is different from hiring one almost anywhere else in the Lowcountry, because the POA's Architectural Review Board has to approve roofing replacements before work begins.

Many homeowners learn that the hard way. The POA itself warns that contractors may be unfamiliar with Daniel Island's specific design guidelines, and unapproved work can bring fines or an order to remove it.

Common Issues

The Problems Daniel Island Homeowners Run Into

01

Roofers Who Start Before the ARB Signs Off

Roofing replacements are on the POA's list of projects that need ARB approval first. A roofer who books your install date before the approval letter arrives is putting your money and your roof at risk.

How Charleston Roofs and Windows Solves It

We build ARB review into the schedule. Your project manager gathers the material specs, color and photos the modification application needs, and we don't set an install date until approval is in hand.

Why the Paperwork Matters

The DICA guidelines list unauthorized roof material as a violation with a $1,500 fine. Getting the approval right up front costs nothing extra and protects you.

02

Shingles That Don't Meet the Island Spec

Not every shingle is allowed. DICA homes south of I-526 need shingles of at least 240 pounds per square, and Daniel Island Park homes north of I-526 call for a 300-pound, 30-year architectural grade shingle.

How Charleston Roofs and Windows Solves It

Your inspection manager confirms which association your home falls under before quoting. We then spec Atlas architectural shingles or metal that match your guidelines, so the ARB sees a product that already fits.

03

Original Builder Roofs Reaching the End

Many Daniel Island homes still have the roof the builder installed in the late 1990s or 2000s. Those roofs are now past 20 years in heat, humidity and salt air, and leaks show up at boots, valleys and dormers first.

How Charleston Roofs and Windows Solves It

We inspect the attic and the roof, photograph every soft spot and failed seal, and tell you plainly whether you need a repair now or a replacement this year.

Storms and Weather

Daniel Island Weather, Storms and What Charleston Roofs and Windows Builds Against

Daniel Island sits between two tidal rivers and a ring of creeks and marsh, so its roofs take wind, salt air and heavy rain from every direction. Here are the storms that have tested the island most in recent years.

Recent Storms That Hit Daniel Island

Date Storm What Daniel Island and the Area Saw
Jul 11, 2026 Severe thunderstorm 59 mph gust measured at Charleston International Airport
Jun 14, 2026 Severe thunderstorm warnings Storm tracked toward Daniel Island with gusts up to 60 mph and damage to roofs, siding and trees expected
Oct 10 to 11, 2025 Nor'easter Charleston Harbor peaked at 8.46 feet, major flood stage
Jul 4 to 6, 2025 Tropical Storm Chantal Gusts near 47 mph at the Charleston tide gauge
Sep 26 to 27, 2024 Hurricane Helene Trees down in Berkeley County, 63 mph gust at the airport, 67 mph at the tide gauge
Aug 5 to 9, 2024 Tropical Storm Debby 13 to 14 inches of rain on Daniel Island by Aug 8, then 3 to 4 more; water over Daniel Island Drive near Beresford Creek
Dec 17, 2023 Nor'easter Charleston Harbor hit 9.86 feet, the highest tide on record not tied to a tropical storm
Sep 30, 2022 Hurricane Ian 68 mph gust and 5.57 inches of rain at the airport
Sep 11, 2017 Tropical Storm Irma Record surge for the island at high tide: creek water over Barfield Park trails, Beresford Creek overtopped, trees down near Codner's Ferry Park

What Each Daniel Island Weather Threat Does to a Roof

The image represents the wind, rain, tidal surge and salt air that wear down Daniel Island roofs, including Tropical Storm Debby's 13 to 14 inches of rain on the island in 2024 and Tropical Storm Irma's record surge in 2017.
  • River and Marsh Wind

Open water and marsh give wind a long run at homes on the island's edges. Wind lifts shingle edges, breaks seal strips and peels ridge caps first, which is why nailing patterns and sealed starter courses matter here.
  • Tree Limbs on Mature Lots

Daniel Island's live oaks and pines are now 25-plus years into the master plan. In storms like Debby and Helene, falling limbs crack shingles, dent metal and puncture decking.
  • Heavy Rain and Tidal Water

Debby dropped well over a foot of rain on the island in four days. Water that backs up behind a clogged gutter or a failed valley finds every weak spot, and downspouts need to move water away from the foundation.
  • Salt Air and Humidity

Salt air corrodes exposed fasteners and flashing, and humidity feeds the algae that streaks shingles black. Atlas Scotchgard Protector shingles are built to resist those streaks.
Permits, POA Rules and the ARB

Daniel Island Roof Permits, POA Rules and ARB Approval With Charleston Roofs and Windows

A Daniel Island roof replacement needs two approvals: the Daniel Island POA's Architectural Review Board and the City of Charleston roofing permit. Daniel Island is in Berkeley County, but it has been part of the City of Charleston since 1991, so city building rules apply.

Who Governs Your Daniel Island Home

The Daniel Island Property Owners' Association runs the ARB for the whole island and supports three community associations.

  • DICA (Daniel Island Community Association)
Covers Single-family homes and townhomes south of I-526
Roof Rules to Know Architectural shingles at least 240 lb per square, metal required under 4:12, no skylights or solar on street-facing slopes
  • DIPA (Daniel Island Park Association)
Covers Single-family homes and townhomes north of I-526, including Captain's Island, The Retreat and Nobels Point
Roof Rules to Know 300 lb, 30-year architectural shingle, metal under 4:12, 18 inch minimum overhangs, penetrations painted to match
  • Watroo Point (within DIPA)
Covers Wooded peninsula on the western edge of Daniel Island Park
Roof Rules to Know Wood shingle, standing seam metal in neutral colors, natural slate or dark asphalt shingles
  • DITA (Daniel Island Town Association)
Covers Commercial property, apartments and most condominiums
Roof Rules to Know Building-level guidelines, reviewed by the same ARB

The Daniel Island ARB Approval Process for a Roof

The POA lists siding or roofing replacements among the projects that need ARB approval, and approval must come before work begins.

Step by Step

  • Submit a modification application. It's on the ARB page of the POA website, emailed to ARB staff or mailed to the POA office at 130 River Landing Drive, Suite 1C.
  • Include material and color details. Shingle or metal product, color and photos of the home.
  • Pay the review fee. The ARB contacts you after it receives the application, and the fee is paid online.
  • Wait for the letter. Reviews can take up to 15 business days once all requested information is received.
  • Keep the city permit on file. DICA guidelines require a copy of the city building permit within 10 business days of issuance.

The City of Charleston Re-Roof Permit

  • A permit is required. Filed as a residential roofing permit for single-family and duplex homes.
  • Shingles must meet Type H unless otherwise specified, a high wind resistance rating.
  • A final inspection is required before the job closes.
  • Jobs over $5,000 must be filed with the county Register of Deeds.
  • Design wind speed is 150 mph in the City of Charleston under the 2021 South Carolina codes.

See the city's roof permit guideline.

How Charleston Roofs and Windows Handles Both

Your project manager prepares the material specs, color and photos for the ARB modification application, then pulls the city permit once approval comes back. You get a clear schedule with no guessing about what's next.

"Got us a quote. Explained the process. Emails to tell us how to get ready for their coming."

Neighborhoods and Homes

Daniel Island Neighborhoods and the Homes Charleston Roofs and Windows Works On

Daniel Island is a master-planned community, and almost every home on it was built after residential development began in 1996. That makes roof age easy to estimate: the earliest homes are now on their first replacement, and the newest are still on builder roofs.

Neighborhood Typical Homes What It Means for the Roof
  • Codner's Ferry Park First neighborhood in the master plan, homes from the late 1990s on Beresford Creek

Many original roofs past 20 years, prime replacement age

  • Smythe Park and Barfield Park Lowcountry homes and townhomes south of I-526

DICA rules apply; Barfield Park trails flooded in the Irma surge

  • Center Park, Etiwan Park, Pierce Park and Cochran Park Homes and townhomes built around neighborhood parks

Mix of first replacements on early homes and repairs, storm checks and gutters on newer roofs

  • Daniel Island Park Golf community north of I-526 with Captain's Island, The Retreat and Nobels Point

DIPA 300 lb shingle spec, larger homes and complex rooflines

  • Watroo Point Wooded peninsula homes inside Daniel Island Park

Natural materials, neutral metal colors and heavy tree cover

The image represents the Daniel Island neighborhoods Charleston Roofs and Windows serves, from Codner's Ferry Park, the first community built under the master plan, to Daniel Island Park north of I-526.

The island is laid out as neighborhoods around eight main parks: Barfield, Center, Cochran, Codner's Ferry, Daniel Island Park, Etiwan, Pierce and Smythe.

What Daniel Island Homes Have in Common

  • Steep, roof-dominant designs.

DIPA calls for a dominant pitch of at least 8:12, which means steeper roofs and more safety setup.

  • Metal porch and low-slope roofs.

Required under 4:12, so most homes have two roof types.

  • Dormers and complex valleys.

The most common leak points we find on island homes.

  • Mature trees.

Live oaks and pines planted in the late 1990s now overhang many roofs.

Roof Cost
